Project Planning

SWO-India’s projects are planned and executed by adopting any one of the following three methods:

Method-I: Procurement of land from State land allotting authorities and work executed through Architect and contractor(s).

Method-II: Procurement of land directly from owners in the area of demand and the formalities of registration of land and Change of Land Use (CLU) are processed by the organization. The work is executed through Architect and contractor(s).

Method-III: Procurement of land from the registered developers/builders who have already taken clearance/licenses for development of proposed colonies/townships.

Procedure Adopted:

  1. Initial basic requests generated through e-mails & SMSs from the beneficiaries.
  2. A Location Demand Survey (LDS) is opened to all beneficiaries to apply and register themselves for their choice station. A sum of Rs 7000/- is charged as commitment amount for participation in the LDS. This fee is refundable at any on request of the applicant.
  3. LDS process is opened for a minimum 18-24 months period so as to receive minimum required /adequate demand to conduct the survey. This time period is subject to increase or decrease depending upon the response from beneficiaries.
  4. Feasibility of acquisition of minimum required land is explored for the location in demand.
  5. Basic legal formalities are undertaken for acquisition of land and put into process for obtaining necessary permissions and licenses for residential colony /complex over the acquired land from concerned development authorities/revenue departments.
  6. The land is surveyed and earmarked for the project. The same is then intimated to all the LDS registrants for their consent to be a member of residential project of the Organization.
  7. All LDS registrants who finally give their affirmative consent after verification of site and rates will pay their booking amount. Amount of Rs 7,000/- already paid as LDS Fee is adjusted with booking amount.
  8. Based on the number of applicants for booking and availability of residential units in the proposed project, applicants are allocated their residential units either as per their seniority or by their choice or by draw of lots, as the case may be.
  9. The allocation is subject to Terms and Conditions and Rules and Regulations of the Organization.
  10. Allotment/ allocation letters, issued to the members, include terms and conditions of Booking and tentative payment schedule.
  11. A small waiting list is also created for each scheme to fill up the gap accrued due to cancellation of applicants.
  12. The development work at the proposed site is commenced within one month of approval of Layout Plan by the concerned development authority.
  13. The project is completed within committed time frame unless delay is imposed due to governmental policies/approvals.

Exclusive Complexes for Groups/Organizations: Based on the requests from groups /organizations/ Defence or Paramilitary Units exclusive projects/part projects are undertaken by SWO-INDIA through any of the abovementioned Method I,II or III.

Closure of Group Housing Schemes / Projects: On receipt of the final installment from the members, possession of the residential unit is handed over to the members. A SWO-India scheme/ project is expected to be handed over completely within three months of the date of issue of the final call-up letters. A concerted effort is made to adhere to this schedule, including complying with statutory requirements like registration of the respective sale/lease deed etc. On completion of this activity, a project/scheme of the SWO-India will be considered as closed.

Maintenance After Closure A Members’ Association is formed from amongst the members of the respective projects towards the completion of construction activities and handing over of the charge of the residential complex for managing its day to day affairs. In order to provide this association with an initial start up fund, an element of 0.25% of the cost of residential unit, which will be added to the last installment of the residential unit, and will be reserved in the name of ‘Members’ Association Charges’ will be handed over to the association
